-PAGE\*MERGEFORMATI-摘要近年来，随着我国城镇化进程的不断推进以及经济的飞速发展，人们对于生活品质的要求越来越高。在购买住宅时，人们不仅会选择住宅小区的位置和房屋的结构，还会格外关注小区的周边环境、文化品位以及小区物业，其中小区物业的服务水平和管理水平被格外重视。首先介绍了物业管理行业在国内外的发展历史及现状，总结了物业管理系统的应用背景及其研究意义，提出本文的研究目标——运用JavaWeb技术及MySQL数据库系统组件，联系目前硬件价格普遍下跌的实际情况与宽带网络建设的强有力的优势，构建出一套基于B/S模式的、多用户系统计划的住宅物业应用服务系统；其次介绍了本文的物业管理系统所涉及到的相关技术，通过对比选择出最优技术；然后对系统的需求从物业数据信息、系统功能性需求、系统非功能性需求等方面进行分析，并对系统的各个功能进行设计；最后，进行系统的实现与测试，达到预期目标。此系统界面设计简洁实用，且结合了多个具有代表性的物业管理公司的业务需求模式，操作简单，效率较高，可实现小区物业的智能化管理。关键词：小区物业管理；JavaWeb；MySQL；B/S模式Abstract-PAGE\*MERGEFORMAT58-AbstractInrecentyears,withtheadvancementofChina’surbanizationprocessandthedevelopmentofeconomy,people’srequirementoftheirlivingstandardisbecominghigherandhigher.Whenpeoplewanttobuyahouse,theyarenotjustchoosingthelocationoftheresidentialdistrictorthestructureofthathouse,theyarealsofocusingonthesurroundingenvironments,culturaltastesandpropertymanagement.Firstofall,thispaperwillgiveadetailedanalysisofpropertymanagedevelopmentathomeandabroadinthehistoryandthestatusquo,introducethebackgroundandsignificanceofthisproject,givethetargetofthispaper-usesJavaWebtechnologyandcomponentsofMySQLdatabasesystem,combinesthehardwarepricedecliningsituationandtheadvantagesofnetworkconstruction,tobuildaresidentialpropertymanagementapplicationserversystemthatbaseonB/Smodeandmulti-usersystemplan.Secondly,thispaperwillintroducesomeofthetechniquesthatinvolvedinthesystemwhichwillbementionedinthispaper,toselecttheoptimumtechnologybycomparingthosetechniques.Furthermore,thispaperwillgiveananalysisofsystemrequirementinpropertymanagementdatainformation,thefunctionalandnon-functionalrequirementofthesystem,todesigneachfunctionforthesystem.Finally,thispapercarriessomeexperimentstotestthevalidityofdesignandimplement.Theinterficaldesignofthissystemisconcisandpractical,conbinesbusinessrequirementsmodeofmanyrepresentativepropertymanagementscompany.It’ssimplytouse,veryefficient,anditcanrealizetheintelligentmanagementofresidentialpropertyservices.Keywords:ResidentialPro
